Cost to Add a Bathroom in Los Angeles

Adding a bathroom where there wasn't one, inside the house or as an addition.

Adding a bathroom to an existing Los Angeles house costs about $25,000 to $50,000 if you are carving it out of existing space, and $50,000 to $90,000 if it comes as part of a small addition. The difference is almost entirely foundation, framing and roof. Plumbing distance from the existing stack is the biggest variable inside that range.

The cheapest place to put a new bathroom

As close to the existing plumbing stack as you can get. Every foot of new drain line costs money, needs the right fall, and may need a new vent through the roof. A bathroom backing onto an existing bathroom, kitchen or laundry wall is the cheapest bathroom you will ever add.

The usual candidates are an oversized hallway, a large closet, the end of a bedroom, or the space under a staircase for a powder room. A powder room with no shower is the cheapest of all, often $15,000 to $25,000 if it is near the stack.

The slab problem

If the house is on a concrete slab, a new drain means saw-cutting the slab, trenching, laying pipe, and re-pouring. That adds roughly $4,000 to $9,000 and about a week, and it is unavoidable, not optional.

On a raised foundation, the plumber works in the crawlspace and the same job is much cheaper and faster. Check which you have before you fall in love with a location.

Does it add value

Adding a second bathroom to a one-bathroom house is one of the few renovations in Los Angeles that reliably returns more than it costs, because a one-bathroom house is excluded from a large share of the buyer pool regardless of how nice it is.

Adding a fourth bathroom to a three-bathroom house is a lifestyle decision, not a financial one. Be clear with yourself about which you are doing.

Permits

Always. A new bathroom means new drains, new vents, new supply lines and new circuits, which is a plumbing permit, an electrical permit and usually a building permit. If you are adding footprint, add structural drawings and a longer review.

An unpermitted added bathroom is one of the most common problems we find at resale, and it is expensive to resolve after the fact because the walls have to come back open.

Questions

Can I add a bathroom in the garage?

Yes, and if you are converting the garage to an ADU you will be adding one anyway. A bathroom in a garage that stays a garage is unusual but legal with a permit.

How small can a full bathroom be?

A workable full bathroom fits in about 35 to 40 square feet. A powder room fits in about 18. Code sets minimum clearances in front of and beside each fixture, and those clearances, not the total area, are what actually constrain a tight layout.

Is a basement bathroom more expensive?

In Los Angeles, yes, where basements exist at all, because the drain is usually below the sewer line and needs an ejector pump. Budget an extra $3,000 to $7,000.

How long will it take?

Four to six weeks inside the existing footprint. Eight to sixteen weeks if it comes with an addition, plus the permit time before that.
