How we work, what we charge and what to expect. For costs, permits and rules by project type, the library below has a page for each one.
Yes. California contractor license CSLB 1083262, Class B general building, with a contractor's bond, general liability and workers' compensation. Check it at cslb.ca.gov.
All of Los Angeles County. The areas page has city-by-city notes on permits and rules.
We walk it, then send an itemized price. Anything you have not picked yet gets a set dollar amount held for it, and once you choose we true it up. Changes after that get priced in writing before we do them.
Yes, when the design is finished. We also do capped-price and open-book cost-plus contracts for jobs that start before the drawings are done.
We do, under our license. If a contractor asks you to pull the permit yourself as an owner-builder, that is a warning sign, because it puts the liability on you.
For cosmetic and replacement work, yes. When walls move we bring in an architect or designer, ours or yours, and price the design as it is drawn.
California caps the deposit on a home improvement contract, and we follow it. After that you pay as milestones finish, with lien releases each time. You never pay for work that has not happened.
A written warranty on our work, plus the manufacturer warranties on everything installed. You call us first, not the manufacturer.
For most remodels, yes. We seal off the work, protect walkways and keep the loud work in blocks. A full gut or a second story is hard to live through and we will say so.
Yes. Turnovers, capital projects, compliance work and pre-sale renovations are a core part of the business.
Small permitted jobs often start within a few weeks. Additions and ADUs start when the permit issues. The start date is in the price we send you.
We stop, photograph it, price the fix in writing and wait for you to approve it. On a house built before 1970 we tell people to hold 10 to 15 percent back for this.
Every question has its own page with the Los Angeles numbers.
Call, or send the address and what you want to do. We will walk it, confirm what the city allows, and send a written proposal with scope, cost and timeline.
