Replacing a composition shingle roof on a typical Los Angeles house costs about $15,000 to $35,000 in 2026, or roughly $8 to $16 per square foot of roof area. Flat roof systems run $12 to $22 per square foot. Clay or concrete tile runs $25 to $45. The biggest hidden variable is how many old layers have to come off and what the sheathing underneath looks like.

What it costs
| What | Typical Los Angeles range | Notes |
|---|---|---|
| Composition shingle, architectural | $8 to $16 per sq ft | The most common LA roof |
| Flat roof, TPO or modified bitumen | $12 to $22 per sq ft | Low-slope sections |
| Clay or concrete tile | $25 to $45 per sq ft | Including structural check |
| Standing seam metal | $20 to $38 per sq ft | Long life, higher upfront |
| Tear-off, per existing layer | $1 to $2.50 per sq ft | Two layers is common |
| Sheathing replacement | $3 to $7 per sq ft | Only where rotten |
| New gutters and downspouts | $1,500 to $5,000 | Usually worth doing together |
| Permit and inspection | $400 to $1,200 | Based on valuation |
Repair or replace
Repair when the roof is under about fifteen years old, the damage is localised, and the rest of the surface is in good condition. A few lifted or missing shingles, a failed flashing at a chimney, a cracked tile; all of that is a repair measured in hundreds of dollars.
Replace when the shingles are curling or losing granules across the whole roof, when there are multiple leaks in different places, when the roof is at or past its design life, or when you are already paying for scaffolding and access for other work. Patching a roof in year twenty-two is spending money twice.
What actually drives the price
- Roof area, which is not floor area. A 2,000 square foot house with a steep complex roof can have 2,800 square feet of roof
- Pitch. Anything over about 6:12 needs fall protection and slows everything down
- Existing layers. Two or three layers of old roofing is common on older LA houses and each one costs money to remove and dispose of
- Sheathing condition, which nobody knows until the old roof is off
- Complexity: valleys, hips, dormers, skylights, chimneys and penetrations all cost more than open field
- Access, and whether a dump trailer can get near the house
The thing that changes the number mid-job
Rotten sheathing. Every roofing contract should state a unit price per sheet for replacement sheathing, because nobody can see it until the tear-off, and on an older house with a history of leaks there will be some.
A contract that is silent on this is not cheaper; it just means the conversation happens later, with less leverage. Ask for the unit price in writing before you sign.
Material, honestly
Architectural composition shingle is the right answer for most Los Angeles houses: thirty-year performance, reasonable cost, readily repaired, and it looks fine. Three-tab is cheaper and lasts noticeably less time; the saving rarely pays.
Tile looks right on Spanish and Mediterranean houses and lasts decades, but it is heavy and an older roof structure sometimes needs reinforcement to carry it, which belongs in the budget from the start. Flat roof sections need a membrane system, not shingles, and the junction between a pitched and a flat section is where most leaks start.
Permits and the energy code
Roof replacement requires a permit in the City of Los Angeles and in most surrounding cities. It is usually an express or counter permit rather than a plan check, so it adds days rather than weeks.
California's energy code also sets requirements for roofing in some cases, including cool-roof reflectance on certain low-slope assemblies. We confirm what applies to your roof before quoting rather than after.

Questions
How long does a roof replacement take?
Two to five days for a typical single-family composition roof, weather permitting. Tile takes a week to two. Flat roof systems depend on how much insulation and how many penetrations.
Can I put a new roof over the old one?
Sometimes legally, rarely wisely. Code limits the number of layers, you cannot see the sheathing underneath, and you are adding weight to a structure in a seismic region. We tear off.
Does a new roof help with insurance?
Often. Carriers increasingly ask roof age at renewal and some decline or surcharge older roofs, particularly in fire zones. A new Class A roof is one of the few upgrades that improves both the risk and the premium.
What is the best time of year?
Late spring through autumn in Los Angeles. The work is possible in winter but rain stops a tear-off, and an open roof and a storm is the one combination you do not want.
How do I know if my roof is leaking into the structure?
Staining on ceilings or at the top of walls, musty smell in the attic, daylight visible through the roof deck, or sagging. By the time it shows inside, water has usually been in the structure for a while.
