How much does foundation repair cost?

Foundation repair in Los Angeles runs $2,000 to $8,000 for crack repair and localized fixes, $15,000 to $60,000 for piers or partial replacement, and $100,000 to $200,000 or more for a full replacement with the house lifted. What it costs depends entirely on what is causing the movement.

Fix the cause, not the symptom

Hairline cracks from normal concrete shrinkage are cosmetic and need nothing. Stair-step cracks, sticking doors, sloping floors and gaps opening at the ceiling line mean something is moving. The cause is usually drainage, expansive soil, tree roots, a leaking sewer line, or footings that were never adequate. Fix the foundation without fixing the cause and you will be doing it again.

The repair options

Epoxy injection for cracks. Drainage correction, which is the cheapest real fix and the one most often skipped. Helical or push piers to carry the load down to stable soil. New footings poured alongside failing ones. Full replacement for the crumbling unreinforced concrete common in houses from the 1920s through the 1940s.
