What is a garage conversion ADU?

A garage conversion ADU is an existing garage turned into a legal, permitted home with its own kitchen, bathroom, entrance and address. It is the cheapest way to add a rentable unit on most Los Angeles lots because the slab, walls and roof already exist.

Why it is allowed

California law lets you convert an existing accessory structure into an ADU, bars cities from making you replace the parking you lose, and lets the converted structure keep the setbacks it already has, even where a new building would have to sit further from the property line.

What makes a garage a good candidate

A solid slab, ceilings at eight feet or higher, enough floor area to lay out a bathroom and a kitchen without it feeling like a hallway, and a reasonable run to the sewer and the panel. A detached garage at the back of the lot makes the best rental, because the tenant gets a real front door and some privacy.

What you give up

Covered parking and storage. Most people build a shed or add a carport afterward, which is allowed.
