A turnover is the work done to a rental unit between tenants to get it rentable again: paint, flooring, fixtures, repairs and cleaning, done fast to keep the vacancy short. A light turn on a one-bedroom in Los Angeles runs $2,000 to $6,000 and takes 3 to 7 days. A value-add turn that resets the rent runs $15,000 to $40,000 and takes 2 to 4 weeks.
Light turn
Paint, clean, minor repairs, new blinds, swap the tired fixtures. Three to seven days from key return. This is what you do on a unit already at market rent.
Value-add turn
New vinyl plank flooring, refaced or replaced cabinets, quartz counters, new appliances, an updated bathroom, new lighting and hardware. Two to four weeks and $15,000 to $40,000 per unit. This is what you do on vacancy in an older building when the rent has fallen well behind the market and you only get one chance to reset it.
How we run them
One standard scope and finish package per building, so every unit comes out the same and you are not re-deciding tile every time. A fixed price per unit. A start date tied to when the keys come back, not to when we have a gap. Photos at completion. One invoice per unit.
