What is the difference between a remodel and a renovation?

A renovation updates a space without changing what it is or how it is laid out: new finishes, fixtures and systems in the same arrangement. A remodel changes the structure, the layout or the function: removing walls, moving a kitchen, converting a garage. In practice people use the words interchangeably, and the permit and the price follow the actual work, not the label.

Three levels of whole-house renovationThree house cross-sections. Cosmetic renovation touches only surfaces at $60 to $120 per square foot. Replacement redoes everything inside the same plan at $150 to $300. A gut renovation moves walls at $300 to $600.COSMETIC$60 to $120PER SQUARE FOOTPaint, floors, fixtures, lighting.Nothing moves.REPLACEMENT$150 to $300PER SQUARE FOOTKitchens, baths, wiring, plumbing.Same floor plan.GUT$300 to $600PER SQUARE FOOTWalls move, the plan opens up,everything is new.
Where the line fallsThe first two columns are renovation. The third is a remodel. The permit follows the work, not the word.
Why anyone cares

Remodels that change structure or layout need drawings, engineering and a longer permit. Renovations in the same footprint often get permitted at the counter. Knowing which one you want tells you how much design work and waiting is ahead of you before anybody picks up a tool.
