An exterior remodel changes what people see from the street and how the building handles rain and sun: stucco or siding, windows and doors, a new roof, a new front, a deck or patio, driveways, lighting and paint. For a rental building it is also the fastest way to make a tired property rentable at a better number.

We do whole-facade jobs and single-trade jobs, and we put them in the right order. Roof and windows before stucco, stucco before paint, drainage before hardscape. Out of order, you pay for the same work twice.

Planning ranges for Los Angeles County, reviewed 2026-10-29. Not a quote. We price every job after walking it.

What's included
  • Stucco repair, re-stucco, siding and cladding
  • Window and door replacement
  • Roofing: composition, flat roof, tile repair and gutters
  • Decks, balconies, patio covers, and the repairs the balcony inspection laws require
  • Driveways, walkways, retaining walls and drainage
  • Exterior paint, trim, garage doors and gates
  • Exterior lighting, house numbers and entry upgrades
  • Full facade redesign for apartment and small commercial buildings
What drives the price
  • Height and access, and whether scaffolding has to go up
  • Material grade, which is most of the difference between two window quotes
  • Rot or termite damage, which only shows up once the old material comes off
  • Whether any openings change size, which means headers and a permit
  • Historic district review, which adds weeks and limits your material choices
Permits and approvals

Paint, gutters and like-for-like window swaps in the same opening are usually exempt or handled at the counter. Roofing needs a permit in the City of Los Angeles. Changing the size of an opening, adding a door, building a deck over 30 inches, or a tall retaining wall all need drawings. Historic districts and coastal properties get design review. We confirm what applies to your address before quoting.

How long it takes

Paint and small exterior jobs take 1 to 3 weeks. Windows take 1 to 2 weeks on site after a 4 to 10 week build time at the factory. Re-stucco is 3 to 5 weeks. A full facade remodel is 2 to 4 months once permits are in hand.

Three ways to scope it

Cosmetic

Paint, lighting, a new front door, hardware. The best return per dollar before a sale or a lease-up.

Replacement

Windows, doors, roof, stucco or siding swapped for current materials.

New face

Changed rooflines, new openings, different cladding. Needs drawings and permits.

How we run the job

1. Walk the property

We meet you on site, listen, and look at what the building and the city will need. You get a written scope and a budget range.

2. Drawings

When drawings are needed we bring in the architect and engineer, and price the design while it is being drawn.

3. Permit

We file with the city, handle the corrections they send back, and tell you where it stands.

4. Price and contract

An itemized price, a schedule and payment terms. Anything new after signing gets priced in writing first.

5. Build

One supervisor on your job, licensed trades, inspections in order, and a weekly update with photos.

6. Walkthrough

A final fix list, the city's sign-off, and a written warranty on our work.

Questions

Do new windows need a permit?

Retrofit windows in the existing opening usually do not, but they still have to meet the energy code and the escape-window rules for bedrooms. Changing the size of an opening needs a permit.

Should I re-stucco or just paint?

If the stucco is solid with hairline cracks, good elastomeric paint is enough and much cheaper. If it is cracking everywhere, bubbling or water-damaged, paint will fail within a year or two and re-stucco is the real answer. We will tell you which one you have.

What is the balcony inspection law?

California requires inspection of wood balconies, decks and walkways on apartment buildings and condos, with repairs where damage is found and a repeating inspection cycle. We do the repairs and work alongside the inspecting engineer.

Can you match my existing stucco?

Yes. We match the texture and, on a patch, the color, so the repair disappears after paint.

Do you work on apartment buildings?

Yes. Facades, re-stucco, window packages, roofs and balcony repairs across LA County, scheduled around tenants.
