Design-Build or Architect Plus Contractor?

Two ways to run the same project, with the risk sitting in different places.

In design-build, one firm handles both the design and the construction under one contract, so the design is priced as it is drawn. In the traditional route you hire an architect, get finished drawings, then bid them to contractors. Design-build is faster and gives earlier cost certainty. The traditional route gives you an independent designer whose only loyalty is to your design.

The failure mode design-build exists to prevent

A homeowner hires an architect. Months pass. Beautiful drawings arrive. The project goes out to three contractors and every bid comes back 40 percent over what the owner had in mind. Now the owner pays the architect again to redesign, loses three to six months, and starts over with a worse version of the design.

This happens constantly, and it happens because nobody priced the design while it was being drawn. Design-build prevents it by having the people who will build the thing cost it as it develops.

What you give up

Independence, genuinely. An architect you hire directly works only for you, and will tell you when a builder's suggestion is about the builder's convenience rather than your house. In design-build that check is weaker, because everyone is on the same team.

You also give up competitive bidding. You are negotiating one price rather than comparing three. That is only a problem if the negotiation is not transparent, which is why open-book pricing matters more in design-build than anywhere else.

Which to choose

  • Additions, ADUs and most remodels: design-build, nearly always. The design problems are well understood and cost certainty matters more than architectural ambition
  • A custom house where the architecture is the point: hire the architect. Pay them properly, and bring a builder in early for pre-construction pricing even though you are not using design-build
  • Anything on a hillside or with a complicated structure: either route works, but get the structural engineer involved before the design is fixed
  • Insurance or fire rebuild work: design-build, because the schedule is usually tied to money with a deadline on it

The middle option nobody mentions

Hire the architect independently, then bring a contractor in during design on a paid pre-construction agreement to price the drawings as they develop. You keep the independent designer and you get the cost feedback.

It costs a few thousand dollars and it is the single best money a custom-home client can spend. We do this for clients using their own architects.

Questions

Is design-build cheaper?

Usually, but not because the construction costs less. It is cheaper because it avoids the redesign cycle, shortens the schedule, and removes the gap where drawing errors turn into change orders nobody will own.

Do I still need an architect in design-build?

Yes, for anything needing drawings. The difference is that the architect is part of the delivery team under one agreement rather than a separate contract you manage.

Can I get three bids on a design-build project?

You can get three design-build proposals, which is comparing teams and approaches rather than comparing prices for identical drawings. It is a different exercise and it is worth doing.

Which does America General Contractors do?

Both. We run design-build for additions, ADUs and custom remodels, and we work as the builder alongside a client's own architect. We will tell you which one suits your project, including when it is the one we make less money on.
