Where it goesRange

This is a planning estimate, not a quote and not a bid. The rates behind it come from Los Angeles County projects and published 2026 cost data, reviewed 2026-10-29. Real pricing needs a site visit, because the things that move a construction budget most are rarely visible from the street. America General Contractors, California contractor licence CSLB 1083262.

Questions about this estimate

Should I do it all at once or in phases?

All at once is usually 15 to 25 percent cheaper overall and far less disruptive, because the house gets opened once and the trades do not keep coming back. Phasing only makes sense when cash flow forces it.

What should I check before buying a house to renovate?

Get a camera down the sewer line, look at the electrical panel and the wiring type, and get eyes in the crawlspace. Those three checks cost a few hundred dollars and routinely change a renovation budget by six figures.

Why does the age of the house matter so much?

Because of what is behind the walls. Pre-1950 houses in Los Angeles commonly have knob-and-tube wiring, galvanized supply pipe, clay sewer laterals, no insulation, and a foundation that was never bolted. None of it is visible until you open the place up.

Can I live there during the work?

During a cosmetic renovation, usually. During a full replacement or a gut, almost never, and anyone who tells you otherwise has not done one.
