Common questions

What is a unit turnover?

The work between tenants that makes a unit rentable again: paint, cleaning, repairs, flooring and fixtures, and on a bigger turn, a new kitchen and bath. We price it per unit and start the day the keys come back.

How fast can you turn a unit?

A light turn is 3 to 7 days. A full value-add turn is 2 to 4 weeks. We schedule the start before the tenant has even moved out.

What does a turnover cost?

A light turn on a one-bedroom in Los Angeles is $2,000 to $6,000. A value-add turn with new flooring, cabinets, counters and a refreshed bath is $15,000 to $40,000 per unit.

Do you handle city compliance notices?

Yes. Soft-story retrofit orders, balcony inspection repairs, code enforcement orders and habitability citations. We do the engineer, the permit, the construction and the paperwork that closes it.

Can you work in occupied buildings?

Yes, that is most of this work. We give notice, phase it, keep walkways safe and keep tenants told what is happening.

Do you provide paperwork for rent-stabilized pass-throughs?

Yes. We document the costs so owners can apply to the Los Angeles Housing Department for a capital improvement or seismic pass-through.

Do you work with management companies?

Yes. We take work orders from the manager, report to both the manager and the owner, and bill per unit or per project.
